I found the flat to be good, with a close location and the convenience of unlimited wifi and power included in the rent. The landlord is very responsive and helpful, which I appreciate. The best aspects are definitely the location and the price for the inclusive utilities, though the downside is being downstairs.

The room was a welcome change from the majority of the crappy flats in Dunedin; it was warm, dry, and had a nice view. However, the rent felt steep given the run-down condition of the room and the untidy common areas. I only dealt with the landlord once, and they were very helpful and quick to respond, but the Property Managers were frustratingly slow, often taking weeks to reply to emails. The best aspects were the warmth and sunlight, while the worst were the noise from the tenants above and the lackluster communication from the Property Managers.
I loved the great location and warm, sunny atmosphere of the house, with the best views around. The landlord was great, but the property manager was a real issue; despite my many emails, phone calls, and even a personal visit, my missing window latch still hasn't been fixed after a whole year. Overall, the view and location were the best aspects, but the property manager was definitely the worst.
The house has high ceilings that cause a lot of heat loss from the heat pump, and I can hear everything the upstairs neighbors are doing, even normal conversations. The bedrooms are cold, but we haven't had any mold thanks to damp rid products. The landlord makes you feel like a naughty school kid if you accidentally break something, and they took out our smoke alarms for the first six months. On the plus side, the location is convenient, but the kitchen lacks storage and the rooms are quite cold.
The house retains heat really well when the heat pump is on or the sun is shining, and three out of four rooms get heaps of sun. It has a big bathroom and shower, plus a good layout of the rooms and lounge. The landlords are awesome—really nice and always willing to help out when we need it. The only downside is that the kitchen is quite small.

The property manager is responsive and resolves issues quickly, and while the hot water can run short during peak times, the included power and internet make living here easier. Overall, it's cozy in winter, but the lack of sun and the poor stovetop are drawbacks.

I lived in a very warm and modern flat with an excellent landlord who was very nice and friendly. He always answered straight away with any problems and even bought us Easter eggs and chocolates during exams. Honestly, there wasn't anything I could complain about.
