The house is warm with good sun in a few rooms, especially my room, which gets lots of sun when it's shining. However, the thin walls make it easy to hear people walking around upstairs, especially if they're not mindful. The property manager is average; I haven't seen much of him and had a couple of issues at the start of the year that were never addressed, and I've never had any contact with the landlord.

The walls in the flat are paper thin, which meant I was woken every morning by the noise from the kitchen above me—it sounds louder than if someone were in my room. While the landlord is very nice and good, the flat was in pretty poor condition when we moved in, with missing cabinet doors and an offensive picture on one of the bedroom walls that hadn't been covered. On the bright side, the shower pressure is great, and the lounge gets plenty of sun, but my room is one of the colder ones due to the gorse bushes outside my window, which I think could be removed to let in more light.
I love the sun in my room; it was the only one that got heaps of sunlight, and the balcony and living area were also great for that. However, the walls are paper thin, so I could hear everything, including footsteps upstairs that always woke me up. The property manager did his best, but it felt like the owner had neglected the place, and when we moved in, nothing had been done to prepare the flat for us, which was quite disappointing. The best part was definitely the sun, but the noise from other rooms and the occasional cold were drawbacks, though what flat doesn't have those issues?
The flat is spacious with all-day sun and has balconies off three rooms and the lounge, offering an excellent view of Dunedin. The open plan kitchen/dining/living area is nice, but the shared driveway and backyard can be a nuisance at times. The landlord usually addresses issues promptly, but the soundproofing between floors leaves something to be desired.
