Living in this flat has been a mixed experience. While it's close to the university and offers two off-street parks, the constant traffic noise, especially on weekends, makes it extremely loud. The flat is cold and small, with only 1-2 decent-sized bedrooms out of 5, making it unsuitable for more than a couple of people at a time. Additionally, both the landlord and property manager have been poor in their communication, and the landlord often shows up unannounced, which adds to the frustration. I advise against signing this flat until all renovations are fully completed.

The flat has several holes in the walls, a tiny kitchen with the fridge basically in the bathroom, and a lounge that can't fit a dining table. While the location is great—just a 2-minute walk to uni—and the shower pressure is really good, the place is quite cold, damp, and loud on Thursday and Saturday nights. The property manager takes ages to sort out issues, and the landlord is reluctant to spend money on necessary repairs. Overall, the flat feels run down and wasn't clean when we moved in, but it does come with some furniture and two car parks, which is handy.
The flat is easy to live in, with a superb private area out front that always gets sun, and the rooms stay super warm—especially the two facing Leith Street—so we only used the heat pump about four times all year. However, the landlord can be creepy, doing constant drive-bys and sweeping outside the lounge, so it’s best to stay on his good side since the flat is worth it. The best part is the abundance of sun and the convenience to both uni and town, but on the downside, you can hear everything from every room, and there’s no grass or plants, just a completely concrete space.
