I had a terrible experience living in this flat, which is set to be demolished soon, so no effort is put into maintenance. There were mice and insects everywhere, and the place was dark and cold, with cracks in the walls that seemed to be caving in, making it a safety hazard. The landlord didn't seem to care at all, and honestly, there was nothing good about this place—everything was a problem.

The flat gets cold, as expected in Dunedin, and the kitchen is very tiny with a ridiculously small fridge that definitely needs to be larger. While the location is nice, being under another flat makes it dark and hidden from sunlight, and I've noticed some mould and occasional slugs. On the plus side, the balcony and shower are great, and I appreciate that the landlord is efficient and ensures any jobs we want done are taken care of.
Living in this flat has been a challenging experience. In winter, we dealt with rats and mice in the kitchen and bedrooms, along with leaks that damaged our personal belongings. Summer brought its own issues with giant slugs, wasps, and an infestation of spiders. The landlord is slow to respond to problems, and while some issues get addressed, they often aren't permanent fixes. The only upside is the location, which is close to the university, but the constant leaks and uninvited guests make it hard to recommend this place.

The flat is a good size and has a great location, but it can be very cold due to the lack of insulation and old, drafty windows. The high ceilings contribute to the chill, although the sunroom is a nice feature for drying clothes. Additionally, the landlord tends to show up unexpectedly and without permission, which can be quite frustrating.
