I’m rating this flat in mid-November, and even at this time of year, my feet are constantly numb. It’s a very loud house with creaky floorboards and a lot of noise from the road, but it's close to uni and has cheap rent, so it’s still an alright flat. The best part is being close to Maccas, but the noise is definitely the worst thing. I haven't had any dealings with the landlord, so I can't comment on that.

The house is conveniently located close to New World Gardens and about 10 minutes from the Central library, featuring a brand new kitchen and bathroom from 2016, along with new carpet. While the downstairs bedroom is quite cold and the upstairs rooms are warmer, the heat pump does a great job of warming the place quickly. The landlords are truly amazing—so responsive and helpful, always bringing us baking and fixing anything that’s broken right away. The only downside is the classic low temperature in winter, but overall, it's a really good student flat and great value for money.
I found this flat to be really cheap for what it is, so overall, I was happy with it. However, it gets very cold due to limited sunlight and cracks in the doors, which let warm air escape. The bathroom is nice, and the small kitchen had everything we needed, but huge cracks in the walls of one upstairs bedroom are concerning. The landlord takes a while to address issues, and while some have been fixed, there are still many holes in the walls. The perfect location for second-year students makes up for some of these drawbacks.
The house has spacious rooms, but upstairs is warmer than downstairs, so choose your bedroom wisely. There's very little insulation, but with some heating or a dehumidifier, the rooms warm up well. The outdoor area is disappointing, as the washing line takes up the only backyard space, which isn't ideal for beer pong enthusiasts. The landlords are super helpful and quick to respond to queries, even coming immediately when we got locked out due to the fantastic locks, but the kitchen and living room are quite small.
The house gets really hot with a few people in the lounge, but it has a good amount of cupboards and a layout that works well, especially with the carpeted walls. I found a clever way to set up a beer-pong table using the coffee table and lounge chairs. The landlord is very responsive and flexible with rent payments, maintaining the place well. However, it's too close to a busy one-way system and is a long walk from town, which can be a hassle. Plus, the floor is quite creaky upstairs.
I live in a big house with 5 rooms and 2 bathrooms, which is great, but it can be hard to heat in winter. The landlord is effective in addressing our requests and problems, though it usually takes time to get things fixed. Overall, the size of the house is the best aspect, while the difficulty in heating it is the worst.

The house is very warm and cosy compared to others I've seen, which is definitely the best thing about it. The landlord is a bit strict but quite fair. However, the worst thing is that the space is very small.
The kitchen, lounge, and bathroom were redone in the summer of 2013-14, and the bedrooms are set to be updated this coming summer. The landlord is very good, and the rent is so cheap, but the downside is the traffic noise from the corner of Howe and Cumberland Street.
