The house has its pros and cons; the heat holds well in the lounge, but some bedrooms are dark and cold, and the sleep-out has poor wifi connection. On the plus side, the hot water never runs out, and the carpet and front porch are great features. The landlord usually supplies some wood, which is a nice touch.

Overall, I found the flat to be a mixed bag. While it has a good-sized kitchen, decent bedrooms, and a nice sunny upstairs room, it suffers from significant issues like poor storage, cold temperatures, and inadequate ventilation. The landlord is friendly but slow to respond, and while he eventually fixes things, some problems, like the leaky shower, have taken months to address. Parking is also a nightmare, making it a bit frustrating despite the flat's proximity to the university and its decent amenities.
The house has a really good front and back lawn, with concrete walls, and two of the rooms are huge. The landlord is very professional and organized, yet relatively relaxed. The best features are the front yard and the new kitchen, but the living room is small and it can get freezing.
The flat is a typical Dunedin rental with big rooms and a nice fireplace, but it loses heat quickly and has limited bench space, with only one room having a wardrobe. The decent carpet and blackout curtains are a plus, and I appreciate the sunny sleep-out room and the garden we've cultivated. The location is a nice walking distance to uni, though it's a bit far from town, and while the lighting is poor, the kitchen has good storage and the hot water supply has never run out. Our landlord is pretty cool—she's reasonable and quick to fix things.
The location of the flat is great, but the worst part is definitely the cold; the house is cold throughout the year, and the shower is temperamental. Additionally, issues with the property were left unresolved for weeks, and we often had to contact builders ourselves due to the landlord's unkept promises. The gutting was also not cleared, which added to the frustration.
The house has limited hot water and is cold and damp, which can be quite uncomfortable. However, the landlord is prompt to deal with issues, which is a plus. The best thing about the flat is the bedroom size, but the worst part is definitely the cold, damp conditions and the presence of a pet rat.
