I found this flat to be in a great location for Otago University students, just a short 2-minute walk to the central library. The open living area and brand new carpet upstairs make it feel more like home, but my bedroom was not soundproof at all, which was a downside, especially being right next to the kitchen. The heatpump downstairs isn't very effective for heating the bedrooms, and the shower lacks ventilation, leading to potential mould issues. The landlord is nice and eventually responds to emails, but it took about two months to replace faulty appliances, and the requirement to pay two bonds for insurance is confusing.

The lounge is a great open living area that gets about an hour of warm sun in the afternoon, but the four bedrooms are not soundproof, with one upstairs being particularly noisy next to the kitchen. The heating is ineffective, failing to warm the areas where we spend most of our time, and the shower has poor ventilation, leading to mould buildup. The outside stairs are also a hazard when icy due to lack of grip. On a positive note, the landlord is nice, though it takes him about a week to respond to any issues.
