Dunedin flat hunting is heavily shaped by the university year. North Dunedin has the largest concentration of student flats, particularly around Castle Street, Leith Street and the streets between the university and the Botanic Garden. Central Dunedin, Mornington, Roslyn and Maori Hill offer different balances of travel time, price and housing style.

The city has a mix of older villas, converted houses, apartments and purpose-built student accommodation. Two flats on the same street can feel completely different through winter, so the address matters as much as the suburb. Check heating, window condition, signs of mould and how much sun reaches the main living areas before signing anything.
