The flat itself is pretty good in size, but it’s very hard to heat since the heat pump is useless and inefficient. Some rooms can get a little damp and mouldy, and the bathroom ceiling had mould and peeling paint that the landlord refused to fix. However, the worst part was dealing with the property manager from Harcourts, who was terrible to work with, treated us like children, and tried to deduct money from our bond for things we weren't responsible for. Despite some good features, I would stay well away from this flat!

The flat itself is quite nice, with spacious, sunny upstairs rooms and a lovely backyard that’s perfect in summer, but it can be difficult to heat due to an inefficient heat pump. The bathroom ceiling is mouldy, which causes problems in other rooms, and I’m unsure if it will be fixed. My experience with the property manager was very unsatisfactory; they were initially helpful but became rude when issues arose, like when our fridge broke down for two weeks and it took 3-4 weeks to replace our unsafe oven. Overall, while the flat has great features like a nice kitchen and separate laundry, dealing with the landlord and the bathroom ceiling were significant downsides.
I found the house to be dry and not mouldy, which is a plus, but like all Dunedin flats, it is quite cold. The heat pump works, although its location at the bottom of the stairs makes it slow to warm the upstairs bedrooms. Overall, it's a solid house that feels more like a family home, with a big kitchen, sunny backyard, and nice view close to the university and town. The property agent is very responsive and friendly, quickly sorting out any small issues. The best aspects are its dryness, proximity, view, and backyard, while the cold and difficulty in heating are the downsides.
